3 Things That Will Make Your Online Listing Effective

An effective real estate ad is one that converts people who are looking for homes into prospects. When posting a listing online, you need to ask yourself and think from a 3rd person perspective: 'If I see this listing how would I feel? Would I be interested in checking it out? Would I contact the person? Would I buy from me?'

Below are 3 things that will help make your online listing effective:

1. Photos

Invest in quality photos of your property. With users being bombarded by so many choices, a good photo will help make your property stand out and catch their attention. Remember the adage "a picture is worth a thousand words." Use photos to describe your property visually and attract prospects with just one look at your listing.

If you don't have a photo of your property, I suggest you get one. Not having a photo will put you in a disadvantage as your listing will most likely not generate so much interest from users who would want to know how the property looks like before they can move on to other details such as rental fee, square area, etc. It would also be a waste of time for both of you if a prospect has no idea what the property looks like beforehand and later on realize during the visit that the property is not to their liking.

2. Complete Details

Help prospects decide if your property is a good fit by giving out complete details of your property. Indicate the location, square area, type of unit, which building it is located and which floor it is on, which side it is facing, number of bedrooms and bathrooms, and if it is fully furnished or not. Most users will even appreciate it if you include what landmarks are nearby the property (this might even give you an edge in marketing your property).

3. Detailed Description

Don't just put in contact XXXXXXXXXXX for more details, or HURRY! INQUIRE NOW! Describe the property. More often than not, people looking for a home to rent, they already have an idea what the neighbourhood or building looks like. What they do not know is how the actual unit looks like or what it feels like to be in there so you need to provide them with details.

Having a detailed description will not only interest the prospect, it will also make you look more professional and trustworthy than others.
